FFO per diluted share and unit for the year ending December 31, 2010 is projected to be between $3.13 and $3.27. This guidance represents expected FFO growth of 7.9% to 13.5% over the 2009 revised FFO range of $2.88 to $2.90 per diluted share and unit. Management Note Regarding FFO Presentation
Digital Realty Trust calculates Funds from Operations, or FFO, in accordance with the standards established by the National Association of Real Estate Investment Trusts, or NAREIT. FFO represents net income (loss) available to common stockholders and unitholders (computed in accordance with U.S. GAAP), excluding gains (or losses) from sales of property, real estate related depreciation and amortization (excluding amortization of deferred financing costs) and after adjustments for unconsolidated partnerships and joint ventures.
